Sandpoint entrepreneurs meet with initial success
SANDPOINT — It didn't take long for all 21 single-family residential lots comprising Mt. Baldy Ski Area's initial real estate release to sell.
All 21 lots in the ski area, which is located in the South Okanagan Valley, accepted offers within four months of the initial listing and closed within six months of the acquisition of the ski area by Winer Recreation ULC.
The sales program was a joint effort of Mt. Baldy Ski Area and three real estate firms.
"Colin Blair, Brian Amos and Mike Miller did a great job for us," said Baker. "All lots sold word-of-mouth, with no advertising."
Single-family lot prices soared from $7,500 pre-acquisition to $50,000 by the end of the sales period.
"With duplex lots selling at neighboring Apex and Big White ski areas for $150,000 to over $400,000, and no single family lots currently listed, there is still a lot of room for appreciation," Baker said.
The next release of lots is anticipated for some time during the upcoming ski season, and will include a mix of single-family and multi-family lots and finished units, Baker said.
Baker said the company anticipates lively sales when news of its master plan are submitted to Land and Water, British Columbia, in November and details become known, said Baker
