NOTICE OF PUBLIC HEARING
Notice is hereby given that the Sandpoint Planning Commission will hold a public hearing at their regular meeting on Tuesday January 4, 2005, at 5:30 p.m. in the council chambers at City Hall, 1123 Lake Street, Sandpoint, ID, to consider the following:
ZC04-07 - A request by the Ponderosa Development Corporation for a zone change from Light Industrial "ER" to Residence "C" for a an approximately 966 square foot parcel located northeast of the intersection of Huckleberry Avenue and Hemlock Court and described as the West 8.13 feet of Lot 1, Block 2, Ponderosa Park. This zone change request is in conjunction with an application for lot line adjustment to transfer the described property to Lot 12A, Block 3, Ponderosa Park.
A04-02 and ZC04-06 - A request by George Gauzza for zoning in conjunction with annexation of an approximately 10-acre parcel lying north of Schweitzer Cutoff Road between its intersection with Boyer Avenue and Sand Creek. The property is described as the SE 1/4 of the SE 1/4 of Section 3, Township 57 North, Range 2 W.B.M., less the county road right-of-way along the south line thereof. The Applicant requests an initial zoning designation of Residence "A" for the property.
S04-04 - A request by Star Development and the Goodman Trust for preliminary subdivision approval of a 29-lot development, pending annexation of the site with an initial zoning designation of Rural Residential RR1. The approximately 21-acre parcel is located west of and adjoining the Burlington Northern Santa Fe Railroad right-of-way between Woodland Drive and Mountain View Loop, and described as the E 1/2 of the SE 1/4 of the NE 1/4 in Section 9, and that portion of the SW 1/4 of the NW 1/4 less the SW 1/4 of the SW 1/4 of the NW 1/4 east of the county road in Section 10, all in Township 57 North, Range 2 W.B.M.
