Notice of Trustee's Sale

T.S. No. 200402927-Z-22004 Loan No. 2928912 On 01/28/2005 at 11:00 am (recognized local time), at the following location in the County of Bonner, State of Idaho: First American Title Co. 419 N. 2nd, Sandpoint, ID 83864, First American Title Insurance Company, as Trustee on behalf of Law Offices of Steven J. Melmet, Inc. will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following real property, situated in the County of Bonner, State of Idaho, and described as follows: EXHIBIT A PARCEL I: A tract of land in Section 10, Township 56 North, Range 1 West, Boise Meridian, Bonner County, Idaho, more specifically described as follows: From the West Quarter corner of said Section 10, South 00o 27'26" West, 1297.73 feet along the Section line to the 1/16 corner; thence South 89o 06'38" East, 678.60 feet to the true point of beginning; thence North 00o 09'14" West, 510.0 feet to a point on the access road culdesac; thence 58.37 feet along a curve to the left whose chord bears North 62o 00'08" East, and whose radius is 60.0 feet; thence South 55o 50'28" East, 760.23 feet; thence South 00o 45'54" East, 120.0 feet; thence North 89o 06'38" West, 678.87 feet to the true point of beginning. Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by Kay L. Fort, an unmarried woman, as grantors, to Sandpoint Title Insurance, as successor Trustee, for the benefit and security of First Security Bank, N.A., as Beneficiary, dated 05/31/2000, and recorded on 06/01/2000, as Instrument No. 564634, of Official Records of Bonner County, Idaho. The Default for which this sale is to be made is the failure to pay when due, under Deed of Trust and Note dated 05/31/2000.
