HILDA SCHAUER, and NORMAN WALSETH, HIS HEIRS AND ASSIGNS, claiming any right, title or interest by virtue of Bonner County Probate Court Document No. 9682, Book 12 of Miscellaneous, page 201, to wit: that Decree Settling Final Account and Final Distribution of the Estate in THE MATTER OF THE ESTATE OF EDWARD ANDERSON, DECEASED, and affecting the following described real property, being: That portion of the Northeast Quarter of Section 12, Township 58 North, Range 2 West, Boise Meridian, Bonner County, Idaho, described as follows: Commencing at the North Quarter Corner of Said Section 12, thence S 33°22'19" E a distance of 1461.98 Ft. to the Northwest Corner of the Colburn School Property as defined by Deed dated April 6, 1912, recorded in Book 23 of Deeds, Page No. 212, records of Bonner County, Idaho. Said point being the True Point of Beginning of this description; Thence S 15°09'04" W along the westerly boundary of said School Property 221.75 feet; Thence N 89°01'23" W 98.21 ft. to a point which lies on the easterly boundary of Block No. 3 of the Plat of Colburn, recorded in Book 1 of Plats, at Page No. 141, records of Bonner County, Idaho; Thence N 0°18'58" W along said easterly boundary of said Plat of Colburn 193.44 ft. to the Southwesterly corner of Warranty Deed filed in Book No. 82, Page No. 492, records of Bonner County, Idaho, said point is described as the "Northwest Corner of Colburn School lot"; Thence N 89°08'5" E 158.36 ft. to the Point of Beginning of this description. Said tract contains 25, 775 square feet or 0.59 acre more or less,
