TRUSTEE'S SALE

On Tuesday, the 5th day of October, 2004, at the hour of 10:00 o'clock am. of said day at Alliance Title & Escrow, 105 Pine St., Sandpoint in the County of Bonner, State of Idaho, Charles W. Fawcett, as Successor Trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property situated in the County of Bonner, State of Idaho, and described as follows, to-wit:

EXHIBIT "A"

A tract of land in Section 1, Township 55 North, Range 4 West, Boise Meridian, Bonner County, Idaho, described as follows:

Beginning at the South Quarter corner of said section;

Thence North along the quarter section line a distance of 1290.5 feet to the True Point of Beginning;

Thence continuing North along said Quarter section line a distance of 276.0 feet;

Thence due East a distance of approximately 954.0 feet to the Westerly right-of-way line of the County Road (known as Vay Road), as it exists as of this date;

Thence Southwesterly along said right-of-way line to a point due East of the True Point of Beginning;

Thence due West a distance of approximately 838 feet to the True Point of Beginning.

The Successor Trustee has no knowledge of a more particular description of the above-referenced real property, but for purposes of compliance with Section 60-113, Idaho Code, the Successor Trustee has been informed that the street address of 5124 Vay Rd., Priest River, Idaho, is sometimes associated with said real property.

Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by ROBERT MILTON ENDICOTT and BELYNDA MARIE ENDICOTT, Husband and Wife, Grantor, to Charles W. Fawcett, Successor Trustee, for the benefit and security of REPUBLIC MORTGAGE, recorded March 15, 2000, as Instrument No. 561100, Mortgage records of Bonner County, Idaho; and assigned to the Idaho Housing and Finance Association by Assignment of Deed of Trust recorded on March 17, 2000, as Instrument No. 561228, Mortgage records of Bonner County, Idaho. THE ABOVE GRANTOR IS NAMED TO COMPLY WITH SECTION 45-1506 (4)(a), IDAHO CODE. NO REPRESENTATION IS MADE THAT THEY ARE, OR ARE NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION.

The default for which this sale is to be made is the failure to pay when due, monthly installment payments under the Deed of Trust Note dated March 9, 2000, in the amount of $758.00 each, for the months of December, 2003 through April, 2004 inclusive; and for each and every month thereafter until date of sale or reimbursement. All delinquent payments are now due, plus accumulated late charges, plus any costs or expenses associated with this foreclosure. The accrued interest is at the rate of 7.30% per annum from November 1, 2003. The principal balance owing as of this date on the obligation secured by said Deed of Trust is $93,234.14, plus accrued interest at the rate of 7.30% per annum from November 1, 2003.
