Keeland Ramsey of PO Box 634, Sandpoint, ID 83864 is requesting a zone change from agriculture to suburban together with a preliminary plat for four (4) lots on approximately 9 acres. The subject lands are currently zone agricultural; contain an existing residence and; are generally located at 2690 Ontario Street, Dover, ID. The legal description of the subject lands is:

That part of the Southeast quarter of the Southwest quarter of the Southwest quarter and the West half of the West half of the Southeast quarter of the Southwest quarter in Section 21, Township 57 North, Range 2 West of the Boise Meridian, Bonner County, Idaho, lying South and East of the Great Northern Railway Company right of way and North of the County Road;

LESS a portion of the Southwest quarter of Section 21, Township 57 North, Range 2 West of the Boise Meridian, Bonner County, Idaho, described as follows:

Beginning at a point on the Easterly right of way line of the Burlington Northern Railway which is 553.10 feet North and 1386.66 feet West of the South quarter corner of said Section;

thence Northerly along said right of way line to a point North 17°21'23: East, 224.43 feet from the point of beginning;

thence South 0°03'13" West, 166.08 feet;

thence North 17°21'28" East, 80.00 feet;

thence South 72°38'32" East, 60.0 feet;

ALSO EXCEPT a tract of land in the Southwest quarter of Section 21, Township 57 North, Range 2 West of the Boise Meridian, Bonner County, Idaho, more specifically described as follows:

From the Southwest corner of said Section 21;

thence North 89°35'53" East, a distance of 1098.16 feet along the South line of said Southeast quarter;

thence North 00°24'07" West, a distance of 23.22 feet to the intersection point of the Northerly right of way line of Ontario Avenue and the Easterly right of way line of the Burlington Northern Railroad, which point is the true point of beginning;

thence North 15°49'54" East along said railroad right of way line, a distance of 128.13 feet;

thence leaving said right of way line, North 89°16'11" East a distance of 146.75 feet;

thence South 10°West, a distance of 125.0 feet to said Northerly right of way line;

thence South 89°16'11" West along Ontario Street, a distance of 160.0 feet to the point of beginning.

The Dover City Council will conduct a public hearing on this proposal beginning at 7:15 pm on Thursday, April 28, 2005 at the Dover Community Hall located at 102 E. Washington Street, Dover, Idaho.
