NOTICE OF TRUSTEE'S SALE
On 7/13/2005, at the hours of 10:00 A.M., (local area time) of said day, at the office of First American Title Company, located at 419 N. Second Avenue, Sandpoint, Bonner County, Idaho, acting as an agent on behalf of Pioneer Lender Trustee Service, LLC, as the Successor Trustee; will sell at public auction, to the highest bidder, for cash in lawful money of the United States of America, all payable at the time of sale, the following described real property, situated in Bonner County, Idaho, and described as follows, to-wit:

For purposes of compliance with Idaho Code 60-113, the Trustee has been informed that the address of 131 Pleasants View, Blanchard, ID 83804 may sometimes associated with said real property.
Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by LESHA KIM HEGEL, to PIONEER LENDER TRUSTEE SERVICES, LLC, an Idaho corporation, as Trustee, for the benefit and security of CHARLES COX AND CONSTANCE ELAINE COX, HUSBAND AND WIFE, as Beneficiary; said Deed of Trust having been recorded on 1-21-2003 as Instrument No. 616924, records of Bonner County, Idaho. The above Grantors are named to comply with Idaho Code Section 45-1506 (4) (a). No Representation is made that they are are are not presently responsible for this obligation.
The default for which this sale is to be made is the failure of the Grantors to: 1). make monthly installments as set forth on the Deed of Trust Note secured by said Deed of Trust. 2). to provide maintain and deliver to beneficiaries, proof of fire insurance satisfactory to and with the loss payable to the beneficiaries. The original loan amount shows $46, 000.00 with interest thereon at the rate of 9% per annum as evidenced by the note dated 1/5/2003. The monthly installment in the amount of $450.00 or more is due for 1-5-2005 and on the 5th day of each month thereafter until such default is cured or until 1-5-2019, at which date the entire remaining principal balance and accrued interest shall be due and payable in full. The note is not assumable or assignable without the lenders consent. Any installment is not paid within 10 days of its due date, shall be charged a late charge of $25.00. Any balance of unpaid interest shall bear interest as if principal, but such unpaid interest so co compounded shall not exceed an amount equal to simple interest on the unpaid principal at the maximum rate permitted by law. All amounts are now due and payable along with all costs and fees associated with this foreclosure, including, but not limited to, property insurance, county taxes and assessments, together with any and all penalties and interest; for the purpose of protecting the beneficial interest of the beneficiaries. The principal balance of $43,567.96 plus accruing interest, costs and fees.
