NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, August 24, 2005, in the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE S1152-05 - COPPER RIDGE - PRELIMINARY PLAT - DEAN & DOROTHY EICH AND JEFFREY & MARY R. EICH are seeking approval for a subdivision to create 9 residential lots ranging in size from +/-5 acre to +/-8 acres. The +/-51-acre site is zoned Rural and is located 11 miles southwest of Sandpoint. The site will be accessed off of a private easement, Copper Ridge Road, via Dufort Road, in Section 25, Township 56 North, Range 3 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of July 21, 2005, recommended approval of this file to the Board of County Commissioners.

1:45 P.M. - FILE S1173-05 - MAY'S HIDDEN VALLEY RANCH - PRELIMINARY PLAT - WALTER C. & DIANA MAY are seeking approval for a subdivision to create 6 residential lots of +/-5 acre to 10 acres in size. The +/-40-acre site is zoned Rural and is located 11 miles southwest of Sandpoint. The site will be accessed off of a private easement, May's Road, via Dufort Road, in Section 25, Township 56 North, Range 3 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of July 21, 2005, recommended approval of this file to the Board of County Commissioners.

2:15 P.M. - FILE C827-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND FILE S1177-05 - BELLA VIEW - PRELIMINARY PLAT - GOLD HILL INVESTMENTS LLC is seeking approval for a small-scale planned unit development and associated subdivision to create five residential lots ranging in size from +/-1-acre to +/-2.3-acres and common area. The 21-acre site is zoned Suburban 1/3 and is located 4 miles southeast of the city of Sandpoint. The site will be accessed off of a private easement, via Bottle Bay Road, in Sections 1 and 2, Township 56 North, Range 2 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of July 21, 2005, recommended approval of these files to the Board of County Commissioners.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.

IN THE EVENT THAT OCCUPANCY OF THE BOARD ROOM EXCEEDS FIRE CODE STANDARDS, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
