NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, December 14, 2005, the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE SS1208-05 - PINEVIEW SUBDIVISION, REPLAT OF LOT 1, BLOCK 2 -PRELIMINARY PLAT - STEVE & JACALYN SIEMER are seeking to subdivide the existing 6.9-acre Lot 1, Block 2, of Pineview Subdivision into two lots of 1.53 acres and a 2.5 acres and to boundary adjust 3 acres to an adjoining unplatted parcel. The site is zoned Suburban and is located on Pinecrest Loop Road, +/-one-half mile west of the city of Sandpoint in Section 20, Township 57 North, Range 2 West, B.M.

1:45 P.M. - FILE ZC311-04 - ZONE CHANGE REQUEST: SUBURBAN-1/3 TO RURAL - JOHN MARSHALL is requesting a zone change from Suburban 1/3 (12,000 square foot to 2.5-acre lot size minimums) to Rural (5 acre minimum lot size). The site is located off of Dufort Road approximately 4.5 miles southeast of the City of Priest River, in Section 5, Township 55 North, Range 4 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of October 6, 2005, recommended approval of this file to the Board of County Commissioners.

1:45 P.M. - FILE S1137-04 - MORNING STAR MOUNTAIN ESTATES - PRELIMINARY PLAT - JOHN MARSHALL is requesting approval to subdivide a parcel of land into 21 lots ranging from +/-5 to +/-8.1 acres. The applicant is also seeking to rezone the property from Suburban 1/3 to Rural. The site is located off of Dufort Road approximately 4.5 miles southeast of the City of Priest River, in Section 5, Township 55 North, Range 4 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of October 6, 2005, recommended denial of this file to the Board of County Commissioners.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.

IN THE EVENT THAT OCCUPANCY OF THE BOARD ROOM EXCEEDS FIRE CODE STANDARDS, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
