The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States, in the office of Stewart Title of Coeur D'Alene, Inc., 1044 Northwest Boulevard, Suite C, Coeur D'Alene, Idaho 83814, on 05/02/2005 at 11:30 am, (recognized local time) for the purpose of foreclosing that certain Deed of Trust recorded 03/11/2002 as Instrument Number 1722601, and executed by CANDACE MARIE THOMPSON, AN UNMARRIED WOMAN, as Grantor(s), in favor of "MERS" MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, to Stewart Title of Boise, Inc., the Current Trustee of record, covering the following real property located in Kootenai County, state of Idaho:

Lot 13, Block 3, Copper Valley Estates, according to the plat recorded in the office of the county recorder in Book "G" of plats, at page 456, records of Kootenai County, Idaho.

The Trustee has no knowledge of a more particular description of the above referenced real property, but for purpose of compliance with Idaho Code, Section 60-113, the Trustee has been informed that the street address of, 665 W. FLAGSTAFF STREET now known as 6597 W. FLAGSTAFF STREET, RATHDRUM, ID 83858 is sometimes associated with said real property.

Bidders must be prepared to tender the trustee the full amount of the bid at the sale in the form of cash, or a cashier's check drawn on a state or federally insured savings institution. Said sale will be made without covenant or warranty, express or implied, regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in that certain Deed of Trust.

The default for which this sale is to be made is:

Failure to pay the monthly payment due 07/01/2004 of principal, interest and impounds and subsequent installments due thereafter; plus late charges, with interest currently accruing at 6.750% per annum; together with all subsequent sums advanced by beneficiary pursuant to the terms and conditions of said Deed of Trust, and any supplemental modifications thereto. The principal balance owing as of this date on said obligation is $89,757.08, plus interest, costs and expenses actually incurred in enforcing the obligations thereunder and in this sale, together with any unpaid and/or accruing real property taxes, and/or assessments, attorney's fees, Trustees' fees and costs, and any other amount advanced to protect said security, as authorized in the promissory note secured by the aforementioned Deed of Trust.

Therefore, the Beneficiary elects to sell, or cause said trust property to be sold, to satisfy said obligation.

NOTICE IS HEREBY GIVEN THAT THIS FIRM IS ATTEMPTING TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE, AND THAT THE DEBT MAY BE DISPUTED.
