NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Thursday, March 17, 2005, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:
1:30 P.M. - FILE SS1100-04 - DOWN RIVER ESTATES - PRELIMINARY PLAT - ANDY & DEANNA WRIGHT are proposing to subdivide a +8.75 acres. the subject property is zoned Rural and is assessed by Highway 57 in Section 13, Township 56 North, range 5 West, BM.
1:45 P.M. - FILE SM984-04 - BLUE HERON ESTATES PRELIMINARY PLAT MODIFICATION - BRET APPERT is seeking to modify the terms and conditions of the preliminary plat approval for Blue Heron Estates to allow the following: 1) three phases of development rather than two; 2) a plat expiration date timed to the date of these modifications are approved; 3) improvement plans and construction of future public roads to be completed with Phase 1; 4) construction to the acres o the waterfront lots to be completed in Phase 3; 5) allowance for an alternate waterfront access parallel to the railroad. The Board of Commissioners on June 2, 2004, approved the preliminary plat of Blue Heron Estates to allow the subdivision of =43.6 acres limited to the proposed modifications. the site is located on the Pend Orielle River, =7 miles southeast of Sandpoint on Gypsy Bay Road. The site is zoned Suburban-1/3 and is located in a portion of the Southeast Quarter of Section 34, township 57, range 3 West, B.M.
