The Sandpoint City Council will hold a hearing on Wednesday, July 20, 2005, at 5:30 p.m. in the council chambers at City Hall, 1123 Lake Street, Sandpoint, ID to consider:

S05-04 - Selkirk Airpark - A request by Bruce E. Johnson and Tom Hamilton for preliminary subdivision approval of a 26-lot development for multi-purpose aircraft hanger construction. the approximately 18.1 acre parcel is located on the southwest border of the Sandpoint Airport and accessed from Great Northern Road via Turbine Drive. The property is described as a replat of Lot 1, Johnson, Cox and Hamilton Short Plat located in the SW 1/4 of Section 10 and the SW 1/4 of Section 9, all in Township 57 North, Range 2 W.B.M. The Planning Commission has recommended approval of this application.

ZC05-02 - An amendment to Sandpoint City Code, Title 9, to revise the definition of "Family" in the Definitions Section; to clarify provisions in the site plan review process, to allow covered but unenclosed porches to extend 5 feet into the required front yard setback; to regulate the height of residential fences, and to provide for a process for construction on existing platted lots that do not meet minimum lot size in the General Provisions Section; to allow for approval of setback allowances on corner lots in the residential zones to limit the amount of impervious surface; to amend the lot size required for attached accessory apartments in the Residence "B" zone; to provide for the addition of group daycare facilities as a Conditional Use Permit in the Residence"B" zone; to delete the adjoining property owner signature requirement for bed and breakfasts in the Residence "B" and "C" zones; to provide for a maximum square footage of two thousand (2,000) square feet for a cafe' and restaurant in the Commercial Neighborhood zone; to allow two-family dwellings and multi-family above a permitted business as a permitted use in the Professional Office zone; to require a Conditional Use Permit for banks, libraries and financial institutions in the Professional Office zone, to specify the maximum building height allowed in the Rural Residential RR1 and RR2 zones; and to delete the adjoining property owner signatory requirement for permits issued to allow the conversion of one nonconforming use to another. The Planning Commission has recommended approval of this proposed ordinance.

ZC05-03 - An amendment to Sandpoint City Code, Title 9, to create a new single-family residential zone with a minimum lot size of 7,100 square feet. The Planning Commission has recommended approval of this ordinance.
