NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, July 21, 2005, in Courtroom No. 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

6:00 P.M. - FILE S1152-05 - COPPER RIDGE - PRELIMINARY PLAT - DEAN & DOROTHY EICH AND JEFFREY & MARY R. EICH are seeking approval for a subdivision to create 9 residential lots ranging in size from +/-5 acre to +/-8 acres. The +/-51-acre site is zoned Rural and is located 11 miles southwest of Sandpoint. The site will be accessed off of a private easement, Copper Ridge Road, via Dufort Road, in Section 25, Township 56 North, Range 3 West, B.M.

6:15 P.M. - FILE S1173-05 - MAY'S HIDDEN VALLEY RANCH - PRELIMINARY PLAT - WALTER C. & DIANA MAY are seeking approval for a subdivision to create 6 residential lots of +/-5 acre to 10 acres in size. The +/-40-acre site is zoned Rural and is located 11 miles southwest of Sandpoint. The site will be accessed off of a private easement, May's Road, via Dufort Road, in Section 25, Township 56 North, Range 3 West, B.M.

6:30 P.M. - FILE C827-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND FILE S1177-05 - BELLA VIEW - PRELIMINARY PLAT - GOLD HILL INVESTMENTS LLC is seeking approval for a small-scale planned unit development and associated subdivision to create five residential lots ranging in size from +/-1-acre to +/-2.3-acres and common area. The 21-acre site is zoned Suburban 1/3 and is located 4 miles southeast of the city of Sandpoint. The site will be accessed off of a private easement, via Bottle Bay Road, in Sections 1 and 2, Township 56 North, Range 2 West, B.M.

7:00 P.M. - FILE C826-05 - CONDITIONAL USE PERMIT FOR MINING - SUSAN JONES is requesting a conditional use permit to operate a surface mine, with gravel screening and rock crushing operations. The 80-acre site is zoned Rural and is located approximately 1/4 mile east of Hoop Loop Road and 1/4 mile south of Old Priest River Road, in Section 35, Township 56 North, Range 5 West, B.M.

7:30 P.M. - FILE C813-04 - CONDITIONAL USE PERMIT FOR A DUPLEX - KIMBERLEE GABBLE is seeking conditional use permit approval for a duplex at Schweitzer Mountain. The +/-0.43 acre lot is zoned Recreation and is described as Lot 9, Block 5, First Addition to Schweitzer Basin Village Subdivision. The lot is served by Parallel Run Road in Section 20, Township 58 North , Range 2 West.

7:45 P.M. - FILE V351-05 - VARIANCE REQUEST: MINIMUM LOT SIZE - STEVEN & MARIAN WEILL & NATE WEILL are requesting to vary from the 10-acre minimum lot size in Agricultural Zone District in order to bring a +/-8.84-acre parcel into conformance with Bonner County Revised Code. The parcel is located off of Cocolalla Loop Road in Section 19, Township 55 North, Range 2 West, B.M.

8:00 P.M. - FILE C828-05 - CONDITIONAL USE PERMIT FOR A PUBLIC UTILITY COMPLEX FACILITY - BONNER COUNTY PUBLIC WORKS / SOLID WASTE is seeking a conditional use permit for a "public utility complex facility" to allow for the construction and operation of a solid waste collection and recycling facility and road maintenance shop and sand stockpile. The 3/4-acre parcel is located +/-_ mile west of the City of Clark Fork on U.S. Highway 200. The site is zoned Rural and is located in Section 34, Township 56 North, Range 2 East, B.M.
