NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, July 14, 2005, in the Sandpoint Community Hall, 204 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

6:00 P.M. - FILE AM84-05 - "THE SETTLEMENT" - AMENDMENT TO BONNER COUNTY COMPREHENSIVE PLAN LAND USE MAP DESIGNATION - ANSELMO, ET AL. are requesting an amendment to the projected land use map from a designation of "Rural" to a designation of "Recreation" to allow for the development of +/-855 acres of land at a greater density than currently permitted. The land is located about 2 miles east of the City of Priest River and north of Highway 2 and includes land in portions of Sections 27, 28, 29, 32 and 33, all in Township 56 North, Range 4 West, B.M. The comprehensive land use map adopted in 1978 designated the majority of these five sections for development at a density of one unit per 5 acres. The "Recreation" designation calls for up to 3 units to the acre, multi-family dwellings, commercial uses, recreational vehicle parks, light and heavy industrial uses through conditional permits and mobile home parks. The Settlement is proposing a +/-500-dwelling unit development, golf course and associated utilities, amenities and recreational uses. An amendment to the comprehensive plan would be the first step toward obtaining approval for the proposed development, followed by future applications and public hearings for a zone change, planned unit development and subdivisions. The Planning and Zoning Commission at its regularly scheduled public hearing of June 1, 2005, continued this file to allow for further agency comment.

6:00 P.M. - FILE #AM85-05 - COMPREHENSIVE PLAN AMENDMENT - LAND USE COMPONENT, PROJECTED LAND USE MAP, GOALS, OBJECTIVES & IMPLEMENTATION - BONNER COUNTY is initiating an amendment to the Bonner County Comprehensive Plan to replace the existing land use component , the "projected land use map," the current goals, objectives and implementation component with revised text and maps, in accord with the prescribed statutes and required elements of Idaho Code, Section 67-6508(e) and (n). Copies of the draft text and proposed land use map may be viewed at the Bonner County Planning Department prior to the hearing. The Planning and Zoning Commission at its regularly scheduled public hearing of June 16, 2005, continued this file to allow for additional written testimony to be submitted by 5:00 p.m. on Wednesday, July 6, 2005.

Pursuant to BCRC Section 12-2610(k), the Commission may: recommend approval or denial of the applications; continue the hearings to a future certain date pending receipt of additional information or the modification of the proposal; move to reopen the public testimony portion of the public hearing in the circumstance that new information has been introduced or become available; or close the hearing and/or continue discussion on the proposal to a future certain date.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.
