NOTICE IS HEREBY GIVEN that the Bonner County Commissioners on Wednesday, July 13, 2005, will conduct a public meeting at 9:30 a.m. at the site of the proposed "The Crossing" planned unit development located about 1/2 mile west of the Vay Road and Dufort Roads intersection, for the purpose of a site review relating to Files #C818-05 and #S1158-05. No public testimony will be taken at this time.

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, July 13, 2005, in the Sandpoint Community Hall, 204 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE ZC301-03 - ZONE CHANGE REQUEST: RURAL TO RURAL SERVICE CENTER & SUBURBAN-1/3 AND FILE S1042-03 - LANGLEY'S ADDITION TO COOLIN - PRELIMINARY PLAT - MERLE & JANET LANGLEY are seeking approval to rezone +/-38 acres from Rural to Rural Service Center (1 acre minimums, where not all urban services are available, with residential and light commercial uses) and Suburban 1/3 (1 acre minimums, where not all urban services are available, and residential uses) and to create 21 residential lots and 1 utility and park lot, with lot sizes ranging from 1.44 acres to 2.34 acres. The Rural Service Center rezone request is limited to seven lots fronting on Cavanaugh Bay Road. The property is located on the north side of Cavanaugh Bay Road in Coolin and is generally described as a portion of the Northeast Quarter of the Southwest Quarter of Section 10, Township 59 North, Range 4 West, Boise Meridian, Bonner County. The Planning and Zoning Commission at its regularly scheduled public hearing of January 13, 2005, recommended approval of these files to the Board of County Commissioners.

2:00 P.M. - FILE ZC297-03 - ZONE CHANGE REQUEST: RURAL TO RECREATION - ALBERT ELKINS is seeking to rezone +/-8.48 acres from Rural (5-acre minimums) to Recreation (2.5-acre minimums where neither urban water nor urban sewer services, as defined by ordinance, are provided, 1 acre where either urban water or urban sewer services are available). The property is located southwest of the Elkins Resort and +/-2-1/2 miles east of Nordman, off Shadow Brook Drive in Section 19, Township 61 North, Range 4 West, B.M. The Planning and Zoning Commission at its regularly scheduled public hearing of May 5, 2005, recommended approval of this file to the Board of County Commissioners.

2:30 P.M. - FILE C818-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND FILE S1158-05 - THE CROSSING - PRELIMINARY PLAT - HANSEN INVESTMENTS LLC, ET AL is seeking conditional use permit and preliminary plat approval for an 82-unit residential and recreational development within a +/-170-acre large-scale planned unit development. The project on Dufort Road will include residential homesites, a caretaker's home/sales office, upland marina facilities and boat storage, common area, community sewer and water services comprising "public utility complex facilities," recreational areas and pedestrian paths. Lots will range in size from +/-0.2 to +/-3.7 acres. The site is zoned Suburban 1/3, and is located on the Pend Oreille River, west of the Willow Bay Marina. The property is located in Section 1, Township 55 North and Section 36, Township 56, all in Range 4 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of June 9, 2005, recommended approval of these files to the Board of County Commissioners.
