NOTICE IS HEREBY GIVEN that on August 17, 2005, at 10:00 a.m., at the office of the Attorney for the Board of Managers Of the PEND OREILLE SHORES RESORT ASSOCIATION, INC. at 120 East Lake Street, Suite 317, Sandpoint, Idaho 83864, JOHN A. FINNEY, Attorney at Law, FINNEY FINNEY & FINNEY, P.A., will sell at public auction in lawful money of the United States of America, all payable at the time of sale, the following parcels of certain real property situated in Bonner County, Idaho, described as follows:
An undivided one-fifty-first (1/51) interest as tenant in common to Unit no. (see below), located in building (see below), PEND OREILLE SHORES RESORT, as shown on the plat recorded as Instrument No. 267830, and any amendments thereto, records of Bonner County, Idaho, together with appurtenances, easements, restrictions of record and an undivided ownership with the Association, it's successors and assigns and holders of other undivided ownership interests in and to the common area and facilities of PEND OREILLE SHORES RESORT as provided in the Declaration of Condominium of PEND OREILLE SHORES RESORT, as amended, and the Bylaws of the PEND OREILLE SHORES RESORT ASSOCIATION, INC., as Bonner County, Idaho, and any amendments thereto, together with an exclusive recurring annual right to occupy said unit and a non-exclusive right to use and enjoy said common areas and facilities and easements appurtenant thereto during the annual recurring time period for Week No. (see below) as set forth above in said Declaration of Condominium and Bylaws, which document(s) is incorporated herein by reference and made a part hereof, it being understood and agreed that all other weeks of each year are assigned to owners of other undivided interests in the above unit to the Association.

Said sales will be made without covenant or warranty regarding title, possession, or encumbrances, to satisfy the obligations secured by and pursuant to the Declaration Of Condominium for Pend Oreille Shores Resort, as amended and restated, recorded May 23, 2000, as Instrument No. 564097, records of Bonner County, Idaho, the Bylaws of the Pend Oreille Shores Resort Association, Inc., as restated, recorded May 23, 2000, as Instrument No. 564098, records of Bonner County, Idaho, which were agreed to by the owners or reputed owners, and Idaho Code S 55-1518, and Idaho Code SS 45-1505 and 45-1506.
The named owners or reputed owners are named to comply with Idaho Code Section 45-1506(4)(a). No representation is made that the named owners or reputed owners are, or are not, presently responsible for this obligation.
The default and delinquency is the failure to pay annual assessments duly assessed and levied as follows:
1. The owner(s) or reputed owner(s) are MICHAEL C. and KEENA M. TROWBRIDGE, regarding Unit No. 32, located in Building E, for Week No. 49 with delinquent assessments for the calendar years 2003 and 2004 in the amount of FIVE HUNDRED SIXTY SIX DOLLARS AND 50/100 ($566.00), plus accruing interest;
2. The owner(s) or reputed owner(s) are RALPH W. CHAMBERLAIN, regarding Unit No. 33, located in Building No. F, for Week No 40 with delinquent assessments for the calendar years of 2003 and 2004 in the amount of SIX HUNDRED SEVENTY FIVE DOLLARS AND 00/100 ($675.00), plus accruing interest;
3. The owner(s) or reputed owner(s) are STEVE and SUZANNE HUTCHISON, regarding Unit No. 16, located in Building No. C, for Week No 50 with delinquent assessments for the calendar years of 2003 and 2004 in the amount of SIX HUNDRED SEVENTY FIVE DOLLARS AND 00/100 ($675.00), plus accruing interest;
4. The owner(s) or reputed owner(s) are H. RICHARD DAHL, regarding Unit No. 22, located in Building No. D, for Week No. 16 with delinquent assessments for the calendar years of 2004 and 2005 in the amount of FOUR HUNDRED FOUR DOLLARS AND 00/100 ($404.00), plus accruing interest.
PLUS on each parcel, all assessments and interest becoming due thereafter, plus any delinquent taxes with penalties and interest, and unpaid and accruing taxes and assessments, plus costs of collection incurred to date, plus interest, plus any other costs and expenses associated with the collection of the sums owing and/or this sale, and any amounts advanced to protect the real property associated with this sale.
The Board of Managers elects to sell or cause to be sold such property to satisfy such obligations, to the extent possible, pursuant to law.

NOTICE OF TRUSTEE'S SALE
NOTICE IS HEREBY GIVEN that on AUGUST 17, 2005, at 11:00 a.m., at the office of the Successor Trustee at 120 East Lake Street, Suite 317, Sandpoint, Idaho, 83864, JOHN A. FINNEY, Attorney at law, FINNEY FINNEY & FINNEY, P.A., as Successor Trustee, will sell at public auction to the highest bidder, for cash or cash equivalent in lawful money of the United States of America, all payable at the time of sale, the following real property situated in the County of Bonner, State of Idaho, described as follows:
The South 340.0 feet of the North 1765.0 feet of the East half of the Southeast Quarter of Section 15, Township 54 North, Range 4 West, Boise Meridian, Bonner County, Idaho lying East of Clagstone County Road.
The Successor Trustee has no knowledge of a street address for the above-described real property, but for the purpose of complying with Idaho Code S 60-113, has been informed the real property is located east of Clagstone County Road, and additional information concerning the location of the real property may be obtained from the Successor Trustee, JOHN A. Said sale will be made without covenant or warranty regarding title, possession, or encumbrances, to satisfy the obligations secured by and pursuant to the power of sale conferred in the Deed of Trust, recorded on June 28, 2001 as Instrument No. 583803, records of Bonner County, Idaho, and executed by MICHAEL CARL JOHNSON, as Grantor, to FIRST AMERICAN TITLE COMPANY, an Idaho Corporation, as Trustee, for the benefit and security of CLARENCE W. TAYLOR and NANCY J. TAYLOR, who were husband and wife but are now divorced, as Beneficiary; Said Trustee having resigned and the Beneficiary having been nominated and appointed JOHN A. The breach of the obligation and default for which this sale is to be made is the failure to pay when due the monthly installments of TWO HUNDRED THIRTY SEVEN DOLLARS AND 88/100 ($237.88) due July 28, 2004, and all payments due thereafter. The principal balance owing as of June 30, 2004 on the obligation secured by said Deed of Trust is FOURTEEN THOUSAND FOUR HUNDRED FORTY SEVEN DOLLARS AND 21/100, plus accruing interest at TEN PERCENT (10%) per annum, plus late payments fees and Buyer's escrow fees. All delinquent payments and the whole sum of principal and interest are now due and payable, subject to the provisions of Idaho Code S 45-1506(12), together with accruing interest, delinquent taxes, plus penalties and interest, unpaid and accruing taxes, assessments, default fees, trustee's fees, amounts advanced to protect the security associated with this foreclosure, including any costs for searches or insurance as to the record title to the real property.
