PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, November 3, 2005, in Courtroom No. 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

6:00 P.M. - FILE C829-05 - CONDITIONAL USE PERMIT FOR A COMMERCIAL RESORT - ONSITE GRAPHICS, INC. is requesting conditional use permit approval to construct a commercial resort building (golf clubhouse). The +/-1.17 site is zoned Recreation and is described as on Lots 1 and 2, Block 4, Priest Lake Golf Club Estates subdivision.

6:15 P.M. - FILE ZC315-05 - ZONE CHANGE REQUEST: AGRICULTURAL TO RURAL - REUBEN & EILA AKRE are seeking approval to rezone +/-124 acres from Agricultural (10 acre minimums) to Rural (5 acre minimums). The property is located east of U.S. Highway 41, north of the townsite of Blanchard in Section 7, Township 54 North, Range 5 West, B.M.

6:15 P.M. - FILE S1212-05 - AKRE ACRES, 3RD ADDITION - PRELIMINARY PLAT - REUBEN & EILA AKRE are proposing to subdivide +/-124 acres into 21 residential lots ranging in size from 5 to 13 acres, in association with a zone change from Agricultural to Rural. The property is located east of U.S. Highway 41, north of the townsite of Blanchard in Section 7, Township 54 North, Range 5 West, B.M.

6:45 P.M. - FILE CM790-05 - MODIFICATION OF CONDITIONAL USE PERMIT FOR A PUBLIC UTILITY COMPLEX FACILITY - GARFIELD BAY WATER & SEWER DISTRICT is requesting approval to modify its conditional use permit in order to relocate a wastewater storage lagoon site farther to the west of the approved site on land recently acquired by the district in Ringaboo Subdivision. The modification is requested to provide additional setback from the lagoon to the adjoining properties. Bonner County approved a conditional use permit to upgrade and expand the sewer district's existing wastewater treatment system in 2004 for two parcels located off Garfield Bay Cut-off Road in Section 15, Township 56 North, Range 1 West, B.M. The site is zoned Rural.

7:15 P.M. - FILE S1185-05 - QUAIL RIDGE - PRELIMINARY PLAT - SPIRIT LAKE NORTH, LLC is seeking preliminary plat approval to subdivide 640 acres into 112 lots of 5 acres each and one 80-acre "designated remainder." The site is zoned Rural and is located off Spirit Lake Cut-off Road via an Idaho Department of Lands access road, +/-4 miles north of Spirit Lake. The property is described as all of Section 21, Township 54 North, Range 4 West, B.M.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.
