PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, October 6, 2005, in Courtroom No. 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

6:30 P.M. - FILE S1165-05 - FESTUS HILLS - PRELIMINARY PLAT - CHARLES BLAKLEY & HARLEY LIPPERT are requesting to subdivide a +/-40 acre parcel of land into seven lots ranging from +/-5-+/-10 acres in size. The site will be served by proposed Miss Kitty Lane, a private ingress/egress easement off of Peninsula Loop Road. The site is zoned Rural and is located approximately 5 miles north of the city of Priest River in Section 30, Township 57 North, Range 4 West, B.M.

6:45 P.M. - FILE ZC311-04 - ZONE CHANGE REQUEST: SUBURBAN-1/3 TO RURAL - JOHN MARSHALL is requesting a zone change from Suburban 1/3 (12,000 square foot to 2.5-acre lot size minimums) to Rural (5 acre minimum lot size). The site is located off of Dufort Road approximately 4.5 miles southeast of the City of Priest River, in Section 5, Township 55 North, Range 4 West, B.M.

6:45 P.M. - FILE S1137-04 - MORNING STAR MOUNTAIN ESTATES - PRELIMINARY PLAT - JOHN MARSHALL is requesting approval to subdivide a parcel of land into 21 lots ranging from +/-5 to +/-8.1 acres. The applicant is also seeking to rezone the property from Suburban 1/3 to Rural. The site is located off of Dufort Road approximately 4.5 miles southeast of the City of Priest River, in Section 5, Township 55 North, Range 4 West, B.M.

7:15 P.M. - FILE C822-05 - CONDITIONAL USE PERMIT FOR SURFACE MINING - DARREN & JO ELLEN HEGGE are seeking a conditional use permit to bring into compliance an existing sand and gravel mining operation. The 15-acre site is zoned Agricultural and is accessed from Spirit Lake Cut-off Road, in Section 33, Township 55 North, Range 4 West, B.M.

7:45 P.M. - FILE C804-04 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND FILE S1096-04 NELL SHIPMAN FOREST LODGE ESTATES - PRELIMINARY PLAT - JERRY KAGELE is proposing to create a planned unit development by subdividing a +/-21.4 acre parcel into 4 residential lots ranging in size from +/-1.02 acres to +/-2.22 acres with a +/-13.73 acre portion reserved as a common area. The site is zoned Rural (5-acre minimum lot size) but smaller lots are requested through the planned unit development process. Access will be provided by the proposed Nell Shipman Boulevard which intersects with Sandpiper Shores Road, located in Section 10, Township 62 North, Range 4 West, B.M. The site is located on the Thoroughfare between Priest Lake and Upper Priest Lake.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.
