On Wednesday October 4, 2006, at the hour of 10:00 o'clock a.m., at the office of Sandpoint Title Insurance, address of 120 South Avenue, Sandpoint, ID 83864, the Trustee, or Trustee's agent, will sell at public auction, to the highest bidder, for cash in lawful money of the United State of America, all payable at the time of the sale, the following described real property, situated in Bonner County, State of Idaho, to-wit:
The North half of the Northeast quarter of the Northeast quarter of Section 22, Township 58 North, Range 4 West, Boise Meridian, Bonner County, Idaho;
LESS the following described property:
Beginning at the Southeast corner of said North half of the Northeast quarter of the Northeast quarter;
thence North along the East line thereof,a distance of 135 feet;
thence West parallel with the South line thereof, a distance of 920 feet;
thence South and parallel to said East line 135 feet;
thence East along the South line thereof, 920 feet to the point of beginning.
For reasons of compliance with Idaho Code 60-113, the Trustee has been informed that the address commonly associated with this property is as follows: NNA, Bonner County, ID.
The sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by GLEN H. CURTIS and HAZEL E. CURTIS, husband and wife, as Grantor, to SANDPOINT TITLE INSURANCE, INC., as Idaho corporation, as Trustee, for the benefit and security of BRENT J. ANDERSON PROFIT SHARING PLAN AND TRUST and BRENT J. ANDERSON PENSION PLAN AND TRUST, each a Montana trust, and each as to an undivided 50.0 percent interest.
The Deed of Trust, in the original amount of $25,000.00, was filed of record on October 15, 2002, as Instrument No. 610601, records of Bonner County, Idaho. Through an assignment recorded on December 18, 2002, as Instrument No. 6142096, Brent J. Anderson Pension Plan and Trust assigned its interest to remaining beneficiary Brent J. Anderson Profit Sharing Plan and Trust. Also thereafter, Sandpoint Title Company Inc. resigned as trustee under that Resignation of Trustee filed on May 9, 2006, as Instrument No. 703492. Brian Ragen, attorney and member of the Idaho State Bar, was appointed as Successor Trustee through that Appointment of Successor Trustee filed on May 9, 2006, as Instrument No. 703493.
The defaults for which this sale is to be made are as follows:

After this date, the amount necessary to reinstate you Note and Deed of Trust shall increase to include the amount of any monthly payments and late charges, if applicable, which may fall due after the date of the attached Notice of Default, through the date of reinstatement or sale. If real property taxes are delinquent, to reinstate you Note and Deed of Trust you must also pay those taxes and provide proof of payment to the undersigned.
The balance owing as of May 22, 2006, is $35,194.73, which sum consists of $25,128.25 as the principal (which sum includes $128.25 for attorney's fees for filing a proof of claim as to your bankruptcy), $8,807.88 as the accrued interest, $1,150.00 as the late charges, and $108.60 as the delinquent escrow fees, PLUS foreclosure fees and costs. (That is, the $35,194.73 excludes the foreclosure fees and costs.)
