NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, February 22, 2006, in the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE S1234-05 - COPPER RIDGE, 1ST ADDITION - PRELIMINARY PLAT - JEFFREY & RUTH EICH are seeking approval to subdivide 40 acres into 8 residential lots of 5 acres each. The site is zoned Rural and is located 11 miles southwest of the City of Sandpoint. The site will be accessed off of a private easement, Copper Ridge Drive, via Dufort Road, in Section 25, Township 56 North, Range 3 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of January 12, 2006, recommended approval of this file to the Board of County Commissioners.

1:45 P.M. - FILE C833-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND FILE S1267-05 - CAPE OF ART COMMUNITY - PRELIMINARY PLAT - KLAUS & IMGARD GROENKE et al are requesting approval for a small-scale planned unit development and preliminary plat on +/-51 acres. The development proposes to create 8 residential lots ranging from 2 to 5 acres and 18 acres of common area to be created from the existing Lots 1 & 2 of Groenke subdivision and Lots 1-4 and the "designated remainder" from Groenke 1st Addition subdivision. The site is zoned Rural and is located on the Hope Peninsula off of Kienholtz Drive in Sections 13 and 24, Township 56 North, Range 1 East, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of January 12, 2006, recommended approval of these files to the Board of County Commissioners

2:00 P.M. - FILE CM769-05 - MODIFICATION OF CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT - PLANET CONSTRUCTION et al are requesting to modify the approved planned unit development of The Summit at Granite Ridge, Replat of Lot 1, to allow Lots 1D and 1E to be increased by +/-1 acre each by adding acreage from the dedicated common area and decreasing the common area from +/-54% to +/-46% of the total area. The applicants also seek to modify the trail system within the common area. The +/-21-acre site is located in the Rural District, +/-3 miles northwest of Sandpoint off Granite Ridge Drive in Section 3, Township 57 North, Range 2 West, B.M.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.

IN THE EVENT THAT OCCUPANCY OF THE BOARD ROOM EXCEEDS FIRE CODE STANDARDS, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
