NOTICE: YOU HAVE BEEN SUED BY THE ABOVE-NAMED PLAINTIFF. THE COURT MAY ENTER JUDGMENT AGAINST YOU WITHOUT FURTHER NOTICE UNLESS YOU RESPOND WITHIN 20 DAYS.

TO: ALL DEFENDANTS IN THE ABOVE-ENTITLED ACTION

You are hereby notified that in order to defend this lawsuit, an appropriate written response must be filed with the above designated Court within 20 days after service of this Summons on you. If you fail to so respond the Court may enter judgment against you as demanded by the Plaintiff in the Complaint for Quiet Title.

The Complaint for Quiet Title in this case asks the Court to declare Plaintiff Dan Noren, as the rightful fee simple owner of the real property described in the above case caption (hereafter referred to as "the Property"), free of any and all claims of the Defendant Estate of George F. Dressler and any unknown heirs of said Defendants. Plaintiff alleges in his Complaint that he is currently in possession of the Property, and has validly purchased the Property. Plaintiff further alleges as follows: due to the failure to record an Agreement as to the Status of Community Property with the Bonner County Recorder's Office prior to George F. Dressler's Death in 1990, and due to the failure to administer the Estate of George F. Dressler, George F. Dressler's interest in the Property was never terminated; in 1991, George F. Dressler's surviving spouse, Edith V. Dressler, conveyed the Property to Gary Allen Dressler who immediately conveyed the Property by warranty deed to Christy Presley; in 2005 Christy Presley conveyed the Property to Plaintiff; and Plaintiff is the rightful fee simple owner of the Property, and as such he requests that the Court declare the same to be true and quiet title to the Property to the Plaintiff.

A complete copy of the Complaint filed in this civil action can be obtained from the Bonner County Clerk of Court, 215 South 1st Avenue, Sandpoint, Idaho 83864.

An appropriate written response requires compliance with Rule 10(a)(1) and other Idaho Rules of Civil Procedure and shall also include:

1. The title and number of this case.

2. If your response is an Answer to the Complaint for Quiet Title, it must contain admissions or denials of the separate allegations of the Complaint and other defenses you may claim.

3. Your signature, mailing address and telephone number, or the signature, mailing address and telephone number of your attorney.

4. Proof of mailing or delivery of a copy of your response to Plaintiff's attorney, as designated above.
