NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, July 26, 2006, in the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE SM1155-06 - MC PHERSON'S LANDING - MODIFICATION OF PRELIMINARY PLAT - LUCILLE MC PHERSON is seeking a modification to McPherson's Landing preliminary plat. McPherson's Landing was approved for one 5-acre lot and a designated remainder of 20 acres or more. The applicant seeks to modify the preliminary plat approval to allow the 5-acre lot and a +/-14.02-acre lot, rather than the designated remainder. The site is located off of Bottle Bay Road +/-5 miles southeast of the City of Sandpoint in Section 36, Township 57 North, Range 2 West.

1:45 P.M. - FILE S1284-05 - WEST BALDY VALLEY ESTATES - PRELIMINARY PLAT - CHARESSE MOORE, ET AL are requesting to subdivide a +/-28.4 acre parcel into five lots that range in size from 5 acres to 7.1 acres. The site is located off of Baldy Mountain Road to Larsen Ranch Road, a private ingress/egress easement, +/-5 miles northwest of the city of Sandpoint in Section 13, Township 57 North, Range 3 West. The Planning & Zoning Commission at its public hearing of June 8th, recommended denial of this application to the Board of County Commissioners.

2:15 P.M. - FILE SS1292-05 - SLEEPY CREEK MEADOWS - PRELIMINARY PLAT - DAVID & JUNE WALKER are requesting to subdivide a +/-43.7 acre parcel into three lots that range between 5 and 7 acres in size and designated remainder of +/-26.7 acres. The site is zone Rural and is located off of East Spring Creek Road, +/-5 miles north of the city of Clark Fork, in Sections 22 and 23, Township 56 North, Range 2 East.

2:30 P.M. - FILE SS1339-06 - STRONG CREEK SUBDIVISION - PRELIMINARY PLAT - JESSE & BARBARA SCHACHER are proposing to subdivide a +/-40-acre parcel into three lots ranging from 5.58 acres to 7.62 acres and a designated remainder of 20 acres. The subject property is zoned Rural, and is located off Old Priest River Road +/-4 miles west of Priest River in Section 28, Township 56 North, Range 5 West.

2:45 P.M. - FILE S1279-05 - DANCING FAWN - PRELIMINARY PLAT - RONNIE & BONNIE MAUCK are seeking to subdivide an 80-acre parcel into15 lots between 5 and 6.4 acres. The subject property is zoned Rural and is accessed by Berry Hill Road, in Section 20, Township 55 North, Range 2 West, B.M., +/-13 miles south of Sandpoint. The Planning & Zoning Commission at its public hearing of June 15th, recommended approval of this application to the Board of County Commissioners.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.

IN THE EVENT THAT OCCUPANCY OF THE BOARD ROOM EXCEEDS FIRE CODE STANDARDS, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
