NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, June 15, 2006, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

5:00 P.M. - FILE V357-05 - VARIANCE REQUEST: FRONT YARD SETBACK - DENIS MILLER is seeking variance approval to bring into conformance a single family residence with an attached garage built +/-10 feet from the front property line, and a parking deck constructed at the property line, where a 25-foot setback is required. The subject property is zoned Suburban 1/3, and is located off Wooded Acres Drive, approximately 9 miles southwest of Sandpoint in Section 35 of Township 57 North Range 3 West. The property is described as Lot 9, Block 1, of Westwood Acres.

5:30 P.M. - FILE S1279-05 - DANCING FAWN - PRELIMINARY PLAT - RONNIE & BONNIE MAUCK are seeking to subdivide an 80-acre parcel into15 lots between 5 and 6.4 acres. The subject property is zoned Rural and is accessed by Berry Hill Road, in Section 20, Township 55 North, Range 2 West, B.M., +/-13 miles south of Sandpoint.

5:45 P.M. - FILE S1233-05 - JO'S SOUTH SHORE AT GARFIELD BAY - PRELIMINARY PLAT - SOUTH SHORE LLC is proposing to subdivide +/-11.2 acres into public right-of-way and eight residential lots of 1 to 1.3 acres, and a +/-1.27-acre well lot. The site is south of Garfield Bay Road and north of Midas Drive, in Section 21, Township 56 North, Range 1 West, B.M. The site is zoned Recreation.

6:30 P.M. - FILE C841-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND FILE S1315-05 - WHISPER RIDGE ESTATES - PRELIMINARY PLAT - MMS, LLC is seeking approval for a small-scale planned unit development to create 17 residential lots of 1 to 2.67 acre and +/-48 acres of common space on about 70 acres located northwest of the city of Sandpoint. The site is zoned Rural and is located off Granite Ridge Drive in Section 35, Township 58 North, Range 2 West, B.M.
