NOTICE OF PUBLIC HEARING

Notice is hereby given that the Sandpoint City Council will hold public hearings at their meeting on Wednesday, June 21, 2006, at 5:30 p.m. in the council chambers at City Hall, 1123 Lake Street, Sandpoint, ID, to consider the following:

1. S06-01/PUD06-01/VAR06-01 (Maplewood Village)- A revised request by Lake Town Investments, LLC for planned unit development and preliminary subdivision approval of 10 acres to develop 51 single-family lots with common area. This application includes a variance to allow improvements to the existing swale and bike path along the west side of Division Avenue adjoining the property rather than the curbs and gutters required by City Code. Sidewalks, curbs, and gutters will be constructed within the development. The site is located north of the Northshore subdivision on Division, south of its intersection with Ontario Street, in the NE 1 / 4 of Section 28, Township 57 North, Range 2W.B.M. The zoning is Residence "C". The Planning Commission has recommended approval of this application.

2. PUD06-01/S06-06 (The Cedars at Sand Creek) - A request by Black Diamond Engineering for Planned Unit Development and preliminary Subdivision approval of an approximately 10-acre parcel into one 5-acre parcel (for future development), 5 multi-family lots and one single-family lot. The property is located north of Schweitzer Cutoff Road between its intersection with Boyer Avenue and Sand Creek and described as the SE 1 / 4 of the SE 1 / 2 of Section 3, Township 57 North, Range 2 W.B.M. The property is zoned Residence "A". The Planning Commission has recommended denial of this application.

3. OA06-02 - The City has initiated a Resolution to amend Sandpoint's public hearing procedures. Should this Resolution be adopted by the Council, provisions of the Sandpoint City Code inconsistent with this Resolution will be repealed. The Planning Commission has recommended approval.

4. OA06-03 - The City has initiated an amendment to Sandpoint City Code, Title 9, to define "dance hall"; to revise the lot coverage requirements of the Residence "B" and "C" zones to reduce the building footprint allowed for duplex and multi-family units to the same as single-family dwellings; to increase the impervious surface area and to further define the allowed height in the Professional Office "PO" zone, and to add mini-storage units and outdoor retail sales to the conditional uses in the Commercial "D" zone. The Planning Commission recommended approval of these amendments.
