NOTICE OF TRUSTEE'S SALE
On the 31st day of July, 2007, at the hour of 10:00 A.M. of this day (recognized local time), in the office of First American Title Company, 419 North Second Ave., Sandpoint, Idaho 83864, in the County of Bonner County, State of Idaho, TitleOne Corporation, an Idaho corporation, as successor trustee, will sell at public auction to the highest bidder, for cash or cashier's check (cash equivalent), in lawful money of the United States, all payable at the time of sale in compliance with Section 45-1506(9) Idaho Code, the following described real property, situated in Bonner County, State of Idaho, and described as follows to wit:

The Trustee has no knowledge of a more particular description of the above referenced real property, but for purposes of compliance with Section 60-113, Idaho Code, the Trustee has been informed that according to the County Assessors office, the address of 462907 Highway 95 South, Cocolalla, ID, 83813, is sometimes associated with said real property.
Said sale will be made without covenant or warranty regarding title, possession, or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by Dale E. Morris, a married person as his sole and separate property, as Grantor(s), to TitleOne Corporation, an Idaho corporation, as successor trustee, and Mortgage Electronic Registration Systems, Inc., solely as nominee for Lender, as Beneficiary, recorded September 22, 2006, as Instrument No. 713779, and assigned to Chase Home Finance LLC by assignment recorded March 22, 2007, as Instrument No. 725319, in the records of Bonner County, Idaho.

(45-1506)(4)(A), IDAHO CODE. NO REPRESENTATION IS MADE THAT THEY ARE, OR ARE NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION.
The default for which this sale is to be made is the failure to pay when due, under Deed of Trust Note, the monthly payments of $1806.77, due per month for the month of December 1, 2007 and all subsequent monthly payments of principal, interest, late charges and any miscellaneous fees thereafter. The Principal balance is $229,307.19, the current interest rate is 6.875% per annum, as of March 5, 2007. All amounts are now due, together with unpaid and accruing taxes, assessments, trustee's fees, attorney's fees, costs and advances made to protect the security associated with this foreclosure and that the beneficiary elects to sell or cause the trust property to be sold to satisfy said obligation.

A parcel of land lying in a portion of the Southwest Quarter of Section 8, Township 55 North, Range 2 West, Boise Meridian, Bonner County, Idaho more particularly described as follows:
Commencing at the Southwest corner of Section 8; thence
South 89°36'41" East, 49.30 feet, along the South line of Section 8 to a point of intersection with the Easterly right of way line of Old Highway 95; thence
leaving said South Section line, Northeasterly along said Easterly right of way line of Old Highway 95, the following two described courses:
1. Northeasterly along a 1067 foot radius curve right (the chord of which bears North 10°15'12" East 41.31 feet); through a central angle of 02°13'06", an arc distance of 41.31 feet;

continuing Northeasterly along said 14,238.95 foot radius curve right (the chord which bears North 26°08'14" East, 553.59 feet) through a central angle of 02°13'40", an arc distance of 553.63 feet to a point; thence
leaving said existing Easterly right of way line, South 89°36'41" East, 419.61 feet, along a line parallel with the South line of said section 8, to a point; thence
South 23°14'16" West, 541.08 feet to a point; thence
North 89°36'41" West, 450.00 feet along a line parallel with the South line of said Section 8 to the point of beginning.
