NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, August 22, 2007, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE S1459-07 - DEERVIEW MEADOWS - PRELIMINARY PLAT - JEREMIAH TRIPP is seeking preliminary plat approval to subdivide a +/-55-acre parcel into 11 lots of about 5 acres each. The site is zoned Rural and is located off of South Sagle Road, +/-5 miles south of the City of Sandpoint, in Section 15, Township 56 North, Range 2 West, B.M. The Planning & Zoning Commission at its regularly scheduled public hearing of July 23rd recommended approval of this application to the Board of County Commissioners.

1:45 P.M. - FILES C860-06 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & S1392-06 OTT'S BASIN - PRELIMINARY PLAT - OTT'S BASIN, LLC is seeking approval for a small-scale planned unit development, private water system and preliminary plat to subdivide a 72-acre parcel into 15 lots ranging in size from 3 to 4.28 acres with 14.5 acres of common area/open space. The site is zoned Rural and is located off of Ott's Basin Road, north of Dufort Road and +/-10 miles southwest of Sandpoint, in Section 23, Township 56 North, Range 3 West, B.M. The Planning & Zoning Commission at its regularly scheduled public hearing of July 23rd recommended approval of these applications to the Board of County Commissioners.

2:15 P.M. - FILES ZC328-07 - ZONE CHANGE REQUEST: AGRICULTURAL TO RURAL, C876-07 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & S1471-07 - BRIDLEWOOD ESTATES - PRELIMINARY PLAT - DON & LINDA EICKHOFF, ET AL are seeking conditional use permit, preliminary plat approval and a zone change for a 9-lot residential development within a small-scaled planned unit development. The project is located on U.S. Highway 200 and will include residential homesites and a common area. Lots will range in size from 2.01 to 10.48 acres. The site is currently zoned Agricultural (10-acre site area minimums), and the applicants seek a change of zoning to Rural (5-acre site area minimums). The property is generally located +/-1/4 mile east of the North Oden View Drive/Highway 200 intersection in Section 4, Township 57 North, Range 1 West, B.M. The Planning & Zoning Commission at its regularly scheduled public hearing of July 23rd recommended approval of these applications to the Board of County Commissioners.

2:45 P.M. - FILES C834-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & S1275-05 - JIM CANYON RANCH - PRELIMINARY PLAT - JOHN & CLAIRE WALLACE AND WAYNE WALLACE are seeking approval for a small-scale planned unit development and subdivision of +/-100 acres into 14 residential lots, +/-18.4 acres of common area and a designated remainder of +/-40 acres. The site is zoned Rural and is located off Bayview Road, 5 miles north of Athol in Section 24, Township 54 North, Range 3 West, B.M. The Planning & Zoning Commission at its regularly scheduled public hearing of July 23rd recommended approval of these applications to the Board of County Commissioners.

IN THE EVENT THAT COURTROOM 4 IS NOT AVAILABLE, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
