NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, March 7, 2007, in the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE ZC323-06 - ZONE CHANGE REQUEST: SUBURBAN TO RURAL - DANIEL SCHMIT & CYNTHIA KIM are requesting to re-zone a portion of property from Suburban (1-2.5-acre minimums) to Rural (5-acre minimums) in order to allow the parcel to be eligible for a four-lot short plat at the 5-acre minimum density. The property is located in two sections, 36 and 25, of Township 56 North, Range 4 West, with the subject +/-8 acres in Section 36 zoned Suburban and the remainder zoned Rural. COUNTY PLANNING & ZONING COMMISSION

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold a public open house from 4-5 p.m. followed by a public hearing at 5 p.m. on Thursday, March 1, 2007, at the Sandpoint Community Hall, 204 S. First Avenue, Sandpoint, Idaho, to consider the following:

TITLE 12, BONNER COUNTY REVISED CODE - CODE REFORM - FILES AM92-06 & AM94-06 - BONNER COUNTY & CHRIS PHILLIPS - Bonner County has initiated an amendment to Title 12, Bonner County Revised Code, to consider a comprehensive revision to its zoning and subdivision laws and its official zoning map affecting all unincorporated areas of Bonner County. Bonner County will concurrently consider a citizen-initiated zoning amendment to conditionally allow recording studios in the Rural and Agricultural districts of Bonner County. The proposed land use amendment would repeal the current land use codes and official zoning map and would adopt revised land use codes, establish new zoning districts and enact a new zoning map in accord with the 2005 comprehensive plan map. The amendment would also re-adopt certain existing standards and enact new and revised codes which include multiple updates and revisions to current zoning and subdivision law and permit procedures. Some of the proposed changes include the following: new cottage and conservation subdivision options; changes to the commercial districts to allow residential uses and reduced setback standards, new landscaping and buffering standards; affordable housing options; updates to the home occupation code to allow some flexibility for home-based businesses; provisions for bike and pedestrian trails; allowances for light industrial uses in the commercial district; revised standards for development within wetlands, floodplains, alpine communities and steep slopes; revised sign standards; revised residential setbacks; conditional use permit allowances for retreats and art studios; and amnesty from certain surveying and platting requirements of the 1978 subdivision code.
