NOTICE OF PUBLIC HEARINGS
NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, August 16, 2007, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:
5:00 P.M. - FILE S1456-07 - LION QUIET - PRELIMINARY PLAT - BIG SKY DEVELOPMENT is seeking preliminary plat approval to subdivide a +/-88-acre parcel into seventeen 5- to +/-5.8-acre residential lots. The site is zoned Rural and is located off of Clagstone Road, +/-5 miles northeast of the City of Spirit Lake in Section 23, Township 54 North, Range 4 West.
5:30 P.M. - FILE V374-07 - VARIANCE REQUEST: DEPTH TO WIDTH - TERESA BRETT, TRUSTEE, is seeking variance approval to allow a depth to width ratio in excess of the maximum 3:1 ratio allowed by Bonner County Revised Code in order to complete a lot line adjustment between Sherwood Beach Addition #3, Lot 3 and adjoining property. The proposed depth to width ratio would be +/-4.2:1. The site is zoned Rural and is located off of Sherwood Beach Road, +/-1 mile north of the Coolin, in Section 3, Township 59North, Range 4 West, B.M.
5:45 P.M. - FILE S1486-07 - JANET LEE ACRES - PRELIMINARY PLAT - J. HANK & JANET L. HESTER are seeking preliminary plat approval to subdivide a +/-79-acre parcel into 7 lots ranging in size from 10 to 19 acres. The site is zoned Agricultural and is located off of Spirit Lake Cutoff Road, +/-9 miles north of the City of Spirit Lake, in Section 27, Township 55North, Range 4 West, B.M.
6:15 P.M. - FILE S1474-07 - LAKEWOOD ESTATES - PRELIMINARY PLAT - ALPINE PROPERTY DEVELOPMENT, INC. is seeking preliminary plat approval to subdivide a +/-100-acre parcel into 13 lots ranging in size from 5.03 acres to 8.23 acres, with 31.36 acres of common area. The site is zoned Rural and is located off of Highway 95 on Algoma Lake, +/-8 miles south of the City of Sandpoint, in Sections 20 and 29, Township 56 North, Range 2 West, B.M.
7:15 P.M. - FILE S1440-06 - BRYCE MEADOWS - PRELIMINARY PLAT - HOOP LOOP, LLC is seeking preliminary plat approval to subdivide 41 acres into 8 lots ranging between 5.21 and 5.27 acres in size. The site is zoned Rural and is located off of Hoop Loop. The property is located in Section 34, Township 56 North, Range 5 West, B.M.
7:45 P.M. - FILES C878-07 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & S1483-07 - UPLAND ACRES - PRELIMINARY PLAT - LARRY LITTLE, ET AL are seeking approval for a small-scale planned unit development and public/private utility complex facility and a preliminary plat for a 7-lot residential development and a common area. The project is located on Upland Drive and Baldy Mountain Road and will include residential homesites and a common open space. Lots are proposed to be about 1 acre in size. The site is zoned Suburban. The property is located in Section 17, Township 57 North, Range 2 West, B.M.
