NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, July 11, 2007, in the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE SS1245-05 - VAN WAGNER ESTATES - PRELIMINARY PLAT - ALAN & PATRICIA VAN WAGNER are proposing to subdivide a 15-acre parcel into three lots of 5 acres. The subject property is zoned Rural, and is located off Highway 200 +/-1 mile west of the city of Clark Fork in Section 34 of Township 56 North Range 2 East.

2:00 P.M. - FILE SS1435-06 - GOODING SUBDIVISION - PRELIMINARY PLAT - GLORIANNE GOODING-JONES is seeking approval to subdivide a +/-21 acre parcel into two lots of 5-acres and 16.3 acres. The site is served by USFS Road #230, also known as Butler Creek Road, +/-10 miles southeast of the City of Sandpoint in Section 9, Township 55 North, Range 2 West.

2:15 P.M. - FILE SS1478-07 - SADEWIC PLAT - PRELIMINARY PLAT - CRAIG & MICHELLE SADEWIC are proposing to subdivide a 10-acre parcel into two lots of +/-5 acres each. The subject property is zoned Rural, and is located off Algoma Spur Road +/-6 miles south of Sandpoint in Section 22, Township 56 North, Range 2 West.

2:30 P.M. - FILE SS1475-07 - PRIVATE IDAHO - PRELIMINARY PLAT - MARK & SARA CLARKSON are seeking preliminary plat approval to bring into compliance with subdivision laws two existing parcels of 4.77 and 5 acres. The site is zoned Rural and is located off of Muskrat Lake Road, +/-9 miles southwest of the City of Sandpoint, in Section 2, Township 56 North, Range 3 West, B.M.

2:45 P.M. - FILE ZC325-06 - ZONE CHANGE REQUEST: RURAL TO RURAL SERVICE CENTER - KEVIN & JAN HATCHER are requesting to rezone +/-6 acres of a 16-acre site from Rural (5-acre minimums with rural residential uses) to Rural Service Center District (10,000 square feet to 2.5-acre minimums with mixed commercial, light industrial and residential uses) in conjunction with a proposed conditional use permit for a 38-unit RV park. The site is located on Cocolalla Loop Road, west of U.S. Highway 95 in Section 5, Township 55 North, Range 2 West, B.M. The property is +/-13 miles south of Sandpoint on the north side of the Cocolalla Loop Road. The Planning & Zoning Commission at its public hearing of June 7th, 2007, recommended approval of this application to the Board of County Commissioners.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.

IN THE EVENT THAT OCCUPANCY OF THE BOARD ROOM EXCEEDS FIRE CODE STANDARDS, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
