NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, July 12, 2007, in Courtroom No. 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

5:30 P.M. - FILE C861-06 - CONDITIONAL USE PERMIT FOR A CHURCH - ALAN & PATRICIA VAN WAGNER are seeking a conditional use permit for a church. The project site is located 0.6 of a mile west of the city of Clark Fork on U.S. Highway 200. The site is zoned Rural and is located in Section 34, Township 56 North, Range 2 East, B.M.

6:00 P.M. - FILE S1466-07 - VERDE FORESTA ESTATES - PRELIMINARY PLAT - PRICE LIVING TRUST is seeking preliminary plat approval to subdivide a 48.12-acre parcel into 9 lots ranging in size from 5 to 5.64 acres The site is zoned Rural and is located off of East Side Road and Chicken Ranch Road, +/-3.5-miles northeast of the City of Priest River in Section 18, Township 56 North, Range 4 West.

6:15 P.M. - FILE S1421-06 - NEVER BEHIND ESTATES - PRELIMINARY PLAT - DOUGLAS CONSTRUCTION & CUSTOM CUTTING, INC. is seeking approval to split a +/-41-acre parcel into 8 lots of +/-5.12-acres each. The site is zoned Rural and is located off of East Side Road to Chicken Ranch Road, +/-5-miles northeast of the City of Priest River in Section 18, Township 56 North, Range 4 West.

6:30 P.M. - FILE C877-07 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & FILE S1480-07 - THE SHORE AT LIVEMORE LAKE - PRELIMINARY PLAT - LIVEMORE LAKE, LLC is seeking approval for a small-scale planned unit development and preliminary plat to subdivide a 57.63-acre parcel into 9 lots ranging in size from 3.76 acres to 7.82 acres, with 9.77 acres of open space. The site is zoned Rural and is located off of Camp Bay Road, +/-15 miles southeast of the City of Sandpoint, in Section 18, Township 56 North, Range 1 East, B.M.

7:00 P.M. - FILE V362-06 - VARIANCE REQUEST: REAR YARD SETBACK - CONSIDINE FAMILY TRUST is requesting a variance to Bonner County's 25-foot front yard setback requirement from all ingress/egress easements boundaries or property lines, in order to build a detached garage 9 feet from the front property line. This property has front yards on both Hagman Road and an unnamed street to the west. The property is part of Smith's Lakeview Lots subdivision, Lots 6 and a portion of Lot 5, +/-32 miles northwest of Priest River in Section 16, Township 61 North, Range 4 West, B.M.

7:30 P.M. - FILE V372-07 - VARIANCE REQUEST: LOT SIZE MINIMUM - RONALD & SHIRLEY BAIER, DANNY COE are requesting to vary from the Rural minimum lot size in order to allow for the adjustment of boundaries between two existing, legal non-conforming parcels that would reduce the size of one parcel, while enlarging the other. The Rural district requires a 5-acre minimum. The applicants desire a boundary line adjustment to create two parcels of +/- 15,895 square feet, where one parcel is currently 8,255 square feet and the other is 23,540 square feet. The property is +/-12 miles southeast of the City of Sandpoint on Elliot Bay, in Section 17, Township 56 North, Range 1 East, B.M.

7:45 P.M. - FILE S1437-06 - LEAP LAND - PRELIMINARY PLAT - JOSEPH & KATHLEEN HESTER are seeking preliminary plat approval to subdivide 40.26 acres into 7 lots ranging between 5.26 and 6.16 acres in size. The site is zoned Rural and is located off of West Settlement Road, +/-3 miles northeast of the city of Priest River. The property is located in Section 7, Township 56 North, Range 4 West, B.M.
