At 10:00 o'clock A.M. (recognized local time) on July 31, 2012, in the Office of First American Title Company, located at, 419 North 2nd Avenue in Sandpoint, Idaho, First American Title Company Inc., as Successor Trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property, situated in Bonner County, Idaho, and described as follows, to-wit:

Commencing at the Southwest corner of Section 24, Township 56 North, Range 5 West, Boise Meridian, Bonner County, Idaho,; thence East 100 feet; thence North to the State Highway right of way line, the True Point of Beginning of this Tract; thence North 182 feet; thence East 50 feet; thence South 182 feet; thence West 50 feet to the point of beginning.

Said sale will be made without covenant or warranty regarding title, possession, or encumbrances to satisfy the obligations secured by and pursuant to the power of sale conferred in the Deed of Trust executed by, James W. Jachetta and Leslie A. Jachetta, Husband and Wife, as to an undivided 2/3 interest and Desiree A. Jachetta, a single woman, as to an undivided 1/3 interest, as Grantor(s), Sandpoint Title Insurance, Incorporated, as Trustee, for the benefit and security of, Panhandle State Bank, Priest River Branch, Organized and existing under the laws of Idaho, as Beneficiary; said Deed of Trust was recorded March 02, 2007 as Bonner County Recorder's Instrument No. 724009.

The default for which this sale is to be made is as follows: Failure to pay the single "balloon payment" of the entire unpaid balance of Principal and interest on its maturity date of January 11, 2012;

The above Grantor(s) are named to comply with Section 45-1506(4)(a), Idaho Code. No representation is made that they are, or are not, presently responsible for this obligation. As of March 12, 2012 there is due and owing on the loan an unpaid principal balance of $136,693.62, accrued interest in the amount of $7,479.52 and late charges in the amount of $549.21 for a total amount due of $144,722.35. Interest continues to accrue on the Note at the rate of 9.800% per annum with a per diem rate of $36.60 after March 12, 2012. All delinquencies are now due together with any late charges, advances to protect the security, and fees and costs associated with this foreclosure.
