NOTICE OF TRUSTEE'S SALE On Tuesday, the 4th day of October, 2016, at the hour of 10 o'clock A.M., of said day at the office of the Trustee at 414 Church St., Ste. 203 Sandpoint, ID 83864, Toby McLaughlin, as Trustee, will sell at public auction, to the highest bidder, for cash (the Trustee is authorized to make a credit bid for the Beneficiary) in lawful money of the United States of America, all payable at the time of the sale, the following described real property, situated in Bonner County, State of Idaho, to-wit: Lot 3 of LAZY LIGHTNING ACRES, according to the plat thereof, recorded in Book 6 of Plats, Page 168, records of Bonner County, Idaho. For the purposes of compliance with Idaho Code 60-113, the Trustee has been informed that the address of 597 Wellington Road, Sandpoint, ID 83864 may sometimes be associated with said real property. Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the deed of Trust executed by Robert J. Ravenscroft, a Single Man, and Naomi K. Eisler, a Single Woman, collectively, as Grantors, to Sandpoint Title Insurance, an Idaho corporation, as Trustee, for the benefit and security of Cherokee Consulting Inc., ISAOA, as Beneficiary; said Deed of Trust having been recorded on October 26, 2012, as Instrument No. 834581, records of Bonner County, Idaho. Toby McLaughlin of Berg & McLaughlin Chtd. has been appointed as Successor Trustee, per the Appointment of Successor Trustee recorded in the records of Bonner County on May 10, 2016, under instrument number 888713. The default for which this sale is to be made is failure of the Grantors to pay when due, monthly, interest only installment payments, as set forth on the Note, secured by said Deed of Trust in the amount of $178.80 per month, with said payments being unpaid since October 26, 2014, and the 26th day of each and every month thereafter until principal amount is paid in full. Due to the default by the Grantors, the Beneficiary has called all amounts owing thereunder due in full immediately. All amounts, including interest, are now due and payable along with all costs and fees associated with this foreclosure. The principal balance owing as of this date on the obligation secured by said Deed of Trust is $40,736.11, plus unpaid taxes, as well as accruing interest, fees and costs.
