Grandview proposes duplex condos

NORDMAN — The Grandview Lodge is looking to expand its horizon.

The Bonner County Planning & Zoning Commission is taking up a conditional use permit to recast the Priest Lake destination as a planned unit development with 11 duplexes and a 22-slip marina on Thursday, May 6. The commission’s hearings begin at 5:30 p.m. at the Bonner County Administration Building along U.S. Highway 2 in Sandpoint.

The 22-unit development includes a designated swimming area on a 4-acre parcel on the western edge of the lake. The site once held the Grandview Lodge & Resort, which consisted of eight cabins, three condominiums, lodge and a boat ramp, according to project documents submitted to the Bonner County Planning Department.

“In keeping with the historical nature of the property, the proposed use is designed to also be compatible with the surrounding uses in the area,” Grandview Estates LLC officials said in a project narrative.

The development would be accessed via Reeder Bay Road and feature two different styles of duplex condos. There will be 2.26 acres of open space, which accounts for 56 percent of the total acreage at the site. The open space will also serve as a wildlife corridor.

“Wildlife that currently inhabits this corridor will continue to move freely as no barriers are being proposed,” the project narrative states.

Duxplex footprints are being placed to avoid mature trees on the property and a new stand of buffer trees is being proposed.

If the project gains permit approval, construction would commence this spring with the revitalization of an existing well. Once road and utility infrastructure is installed condo construction would begin. The project is slated for completion in the spring of 2021.
