NOTICE OF PUBLIC HEARINGS NOTICE IS HEREBY GIVEN that the Ponderay City Council will hold a public hearing on Monday, May 4, 2020 at 6:00 p.m., Council Chambers of Ponderay City Hall, 288 Fourth Street, Ponderay, Idaho, to consider the following request: File SS20-022 - Proton Park Subdivision - D & T Sley Properties, LLC is requesting preliminary plat approval in order to further subdivide Triangle Commercial, Block 2, Lot 4, an existing 1.25 acre lot, into two lots ranging in size from approximately 22,500 sq ft to approximately 31,800 sq ft. The property is located on the south side of Triangle Drive in Section 11, Township 57 North, Range 2 West, Bonner County Idaho. The Ponderay Planning Commission recommended approval of this project with conditions at the March 11, 2020 meeting. File UP20-058 - Alder Creek Townhomes - Crystal Creek, LLC is requesting Special Use Permit (SUP) approval to develop 32 townhomes on ±2.39 acres. The property is located at the corner of Kootenai Cutoff Road and Larkspur Street on Lots 1 and 2, Block 1, Alder Creek Subdivision in Section 11, Township 57 North, Range 2 West, Boise Meridian. The Ponderay Planning Commission recommended approval of this project with conditions at the April 15, 2020 meeting. File ZC20-018 and SS20-023 The Retreat at Bay Trail - Bay Trail Retreat, LLC and Mark and Angelica Wunsch are requesting subdivision approval to divide two existing parcels, totaling ±18.83 acres into 78 lots, ranging in size from ±3,500 sq. ft to ±11,508.31 sq. ft. Additionally, they're requesting zone change approval to rezone 3 lots (1, 26 and 27) from Residential to Commercial. Lots 1, 26 and 27 are proposed for future commercial development. Lots 2-11 and 67-78 are proposed for conservation density allocation. The property is located on Lutzke Drive off of Highway 200 in Section 11, Township 57 North Range 2 West, Bonner County Idaho. The Ponderay Planning Commission recommended approval of this project with conditions at the April 15, 2020 meeting. Due to the COVID19 restrictions and the statewide stay at home order onsite participation will not be permitted for this meeting. An electronic method of participation will be established which will allow the Council, applicants, and the public to participate in the meeting. Additional information outlining how to participate will be posted on the Ponderay website at http://www.cityofponderay.org/category/meeting-agenda/ no later than 7 days prior to the public hearing. Any person needing special accommodations to participate in the public hearing should contact the Ponderay Planning Department at (208) 265-5468 at least 48 hours before the hearing. All written comments will be accepted up until one week prior to the hearing.
