NOTICE OF PUBLIC HEARINGS NOTICE IS HEREBY GIVEN that the Ponderay City Council will hold a public hearing on Monday, May 17, 2021 at 6:00 p.m., to consider the following requests: File UP21-067 - Fontaine Apartments - Fontaine Park, LLC is requesting Special Use Permit (SUP) approval to construct four, three story, 24-unit apartment buildings (96-units total) on ±5.2 acres. The project proposes a mix of 2-3-bedroom units, dedication of public right-of-way along the north and south boundaries for future infrastructure, as well as dedication of ±.65 acres along the east boundary for construction of a public park. The property is located on the east side of Fontaine Drive at its intersection with the Fontaine Connector in Section 11, Township 57 North, Range 2 West, Boise Meridian. The Ponderay Planning Commission recommended approval of this project with conditions and a proposed impact fee reduction, at the April 14, 2021 meeting. File AM21-021 - Zoning Text Amendment, Stormwater Management and Additional Restrictions on Multiple Family Dwellings - 7B Engineering has initiated an amendment to the land use regulations of Ponderay City Code (PCC). The proposed amendment would modify the text of Title 8, Chapter 4, Stormwater management, to allow engineers to use alternate approved Best Management Practices when designing stormwater treatment facilities, where currently only Grassed Infiltration Areas are permitted by code and would specify that stormwater management plans must be prepared by an Idaho Licensed Engineer or Idaho Licensed Landscape Architect. Additionally, it proposes modification of PCC 8-4-2 Definitions to add and amend existing definitions. The proposed amendment would also strike Title 9, Chapter 5-3, Sections E and F which place additional and redundant coverage and travel way restrictions on Multiple Family Dwellings constructed within the City. The Ponderay Planning Commission recommended approval of the text amendment with conditions at the April 14, 2021 meeting. File SS21-027- Ponderay Cottages Plat - Ponderay Cottages, LLC is proposing a preliminary plat of 17- Lots facing McNearney Park; and associated street, alley and greenbelt right-of-way dedications. Lots are proposed for single family residential uses and in accordance with conservation density provisions. The property is zoned residential and is located off Dustarr Lane in Section 2, Township 57 North, Range 2 West, Boise Meridian. The Ponderay Planning Commission recommended approval of this project with conditions at the April 21, 2021 meeting.
