NOTICE OF PUBLIC HEARINGS NOTICE IS HEREBY GIVEN that the City of Ponderay Planning and Zoning Commission will hold public hearings on Wednesday, November 10, 2021 at 5:30 p.m., to consider the following requests: File UP21-075, Ponder Industries, LLC, and Nathan Rodland are requesting special use permit approval in order to construct a single-family dwelling and associated accessory structure in a recreation zone of Ponderay. The property is made up of two contiguous parcels of land located off of Ponder Point Lane, between the Montana Rail Link (BNSF) right-of-way and the shores of Lake Pend Oreille, in Section 11, Township 57 North, Range 2 West, Bonner County, Idaho. File UP21-079, P&D Development is requesting special use permit approval in order to install a recreational facility (indoor pickleball courts) within a previously approved warehouse/storage building (file SP21-068) which is currently under construction. No changes to the site are proposed by this application. The site is located on the north side of Emerald Industrial Drive in Section 11, Township 57 North, Range 2 West, Boise meridian. File VR21-003, The Ponderay Cottages, LLC is requesting variance approval in order to construct a single-family dwelling and residential accessory structure (garage with potential future accessory dwelling unit) ±5-feet from the east property line (McNearney right-of-way) where code requires a 10-foot setback for a side flanking street. The property is located at the intersection of Dustarr Lane and McNearney Road in Section 11, Township 57 North, Range 2 West, Boise Meridian and is more specifically described as the Ponderay Cottages, Lot 17. File AM21-023, The City of Ponderay has initiated an amendment to the land use regulations of Ponderay City Code (PCC). The proposed amendment would modify the text of PCC 9-5A-3 (A)(4) to exclude alleys from the side flanking street setback requirement.
