NOTICE OF PUBLIC HEARINGS NOTICE IS HEREBY GIVEN that the Ponderay City will hold public hearings on Tuesday, January 17, 2023, at 5:30 p.m., to consider the following requests: File AM22-028, Kaniksu Land Trust has initiated an application for amendment to Ponderay City Code, Title 8, Chapter 1, Subchapter 6, Road Specifications. The proposed amendment would allow for new lots to provide access on a private street, when designed as part of an approved plan and at the discretion of the City Council. The text amendment would also allow for an applicant to request approval from the City Council to construct private streets with an urban street section, rather than designing to public road standards. Currently Ponderay City Code requires that all new lots have frontage on and direct access to a public street, except when serving 4 or fewer lots, a private drive may be allowed. The Ponderay Planning Commission unanimously recommended approval of the proposed text amendment to the city council on October 27, 2022.  File ZC22-027, Kaniksu Land Trust (Patrick Properties and Jacob Wray, landowners) is requesting approval to rezone two existing undeveloped lots of record from Industrial to Commercial in order to allow for higher density residential development. The property is located off Hawthorne Avenue, within Section 11, Township 57 North Range 2 West, Bonner County Idaho, more specifically described as Block 3, Lots 1 & 2 of Lew’s Industrial Park Subdivision as recorded in Book 18 on Page 55 of Plats, Records of Bonner County. The Ponderay Planning Commission unanimously recommended denial of the proposed zone change to the city council on October 13, 2022.  An electronic method of participation has also been established for the applicants and members of the public who wish to participate remotely. NOTICE OF PUBLIC HEARING Notice is hereby given that the Sandpoint Planning and Zoning Commission will hold a re-scheduled public hearing at their meeting on Tuesday, January 17th, 2023, at 5:30 p.m. in Council chambers at City Hall, 1123 Lake Street, Sandpoint, Idaho, to consider the following: A request to rezone two (2) parcels at 1805, 1815 and 1915 N. Boyer Avenue (Parcel IDs RPS3776000001AA and RPS0082003001AA) from Residential Single Family (RS) and to Mixed Use Residential (MUR). The parcels total approximately 4.67 acres and are legally described as Lots 1, 2 and the East 25 feet of Lots 7 and 8 in Block 3 of Culver’s Addition and Lots 1 and 2 of Samuelson Place Plat, Section 15 Township 57 North Range 2 West, records of Bonner County, Idaho. The subject properties are located to the west of N. Boyer Avenue across from the University Place subdivision and south of the New Life Church.
