CITY OF DOVER, IDAHO SUMMARY OF ORDINANCE # 185 ZONING REGULATIONS (TITLE 12), DOVER CITY CODE CHAPTER 6 AND APPENDIX D  ACCESSORY RESIDENTIAL STRUCTURE STANDARDS NONCONFORMING STRUCTURES & LOTS ORDINANCE NO.  185 AN ORDINANCE OF THE CITY OF DOVER, A MUNICIPAL CORPORATION OF THE STATE OF IDAHO, AMENDING DOVER CITY CODE, TITLE 12 (DOVER ZONING REGULATIONS), CHAPTER 6 AND APPENDIX D DEFINITIONS, TO: ADD DEFINITIONS FOR ATTACHED AND DETACHED STRUCTURES AND WALLS; TO ESTABLISH STANDARDS FOR REPAIR AND REPLACEMENT OF NONCONFORMING STRUCTURES; TO CONFIRM STATUS OF NONCONFORMING LOTS; TO SET SIZE LIMITS FOR RESIDENTIAL ACCESSORY STRUCTURES IN THE RESIDENTIAL ZONE AND ESTABLISH THAT SUCH STRUCTURES ARE FOR PRIVATE USES OF PROPERTY OWNERS; TO PROVIDE A SAVINGS CLAUSE, SEVERABILITY, AND AN EFFECTIVE DATE. SUMMARY:  The City of Dover adopted Ordinance # 185 amending Dover City Code, Title 12 (Dover Zoning Regulations), Chapter 6, and Appendix D to: 1) define attached and detached structures and walls; 2) amend the Accessory Buildings subsection of Chapter 6 Paragraph B to require that the combined floor area of residential accessory buildings cannot exceed the combined floor area of the residence(s) on a lot or parcel in the Residential district; 3) to confirm that residential accessory structures are limited to the private use of residents and guests; 4) confirm that legal, nonconforming structures may be repaired and maintained and may be replaced if destroyed by accidental means; 5) to establish that lawfully created, nonconforming lots or parcels of record are eligible for development; and to provide a savings clause, severability, and an effective date upon publication of this summary in one issue of the official newspaper.
